Dexter was one of the fastest growing communities in Washtenaw County during the 10-year period from 1990 to 2000, with a 66.4% increase in households and a 51% increase in population.  The increase in households an population was a result of the Village annexing land from Scio and Webster Township.  As a result, the number of households and disposable income has increased within the primary trade area of the downtown.  The SEMCOG forecast also reports that the Village of Dexter is estimated to grow 134% by the year 2030.
The central business district has unique curvilinear streets boasting approximately three blocks of well maintained, multi-story 19th century brick commercial structures.  The center of the town is the intersection of Main and Board Streets.  Several blocks of 19th and early 20th century residences line the streets on both sides when entering the central business district.  The Village is healthy and prosperous with no first floor vacancies.  The building location experiences heavy traffic during morning and afternoon rush hour periods with estimates of around 15,000 cars passing the site each day.
